Loft Conversion › Time Scale
An example of a typical project timescale, based on an eaves loft conversion.
Planning works:
Week 1
- We visit your property to discuss your requirements.
- An estimate is sent to you as soon as possible.
- You would decide on the design of your loft conversion.
Weeks 2 to 3
- We will return to survey your house to produce drawings for Planning Permission and/or Building Regulations. Drawings are produced and agreed with you.
- Drawings are sent to the structural engineer and party wall notices are produced on your behalf.
- A payment schedule is issued to you for your reference.
Weeks 3 to 4
- If planning permission is required the drawings will be submitted, this will take up to 8 weeks.
- Building control drawings are submitted after planning permission has been granted and will be passed within 4-6 weeks.
- If planning permission is not required, Building control drawings are submitted to the local authority and will be passed within 4-6 weeks.
Building works:
Week 1
- Commencement of building works and the first stage payment is made.
Weeks 2 to 3
- Structural alterations to the roof space.
- Stage payment 2 on satisfactory inspection by the Building Control Officer.
- 1st fixing of electrics and plumbing.
Week 4
- The floor is laid, windows are installed and the room is insulated.
- The insulation is inspected by the Building Control Officer.
- The roof is externally ventilated.
Week 5
- The room is plaster-boarded and plastered.
- The staircase is fitted.
- Stage payment 3 would be required.
Week 6
- The staircase area is plaster-boarded and plastered.
- Second fixing of electrics and plumbing.
- Fixing of skirting, architrave and hanging of doors.
- The handrail and spindles are fitted to the staircase.
Week 7
- The Building Control Officer makes their final inspection.
- Our final payment would be required.
- A completion certificate is issued by Building Control.
